What does the guarantee cover?
The insurance covers:
- Up to €96,000 in unpaid rent and charges
- Up to €3,000 for property damage (walls, floors, ceilings, etc.) *
- Up to €1,500 for damage to furnishings *
- 100% of legal fees related to any potential eviction proceedings

Who is eligible?
The GDC Rent Guarantee is available to all landlords renting via the Gens de Confiance platform, regardless of the tenant’s profile, with no income requirements.
Conditions: the tenancy must be concluded via Gens de Confiance, covered rents must concern a dwelling located in France, and eligibility applies only to listings subject to service fees (parking spaces, subletting, civil leases, and mobility leases are not covered).
📌 Note: the Rent Guarantee Insurance cannot be combined with a guarantor, except for students (combination allowed only in this case).
How do I activate the GDC Rent Guarantee?
- Select your tenant found on GDC.
- After the service fees have been paid by the tenant and/or by you, you’ll receive an email.
- Click the link “Activate GDC Rent Guarantee Insurance” in the email.
- Proceed to the payment step for the GDC Rent Guarantee Insurance.
- That’s it! Your contract is validated, and coverage begins as soon as your tenant moves in. You’ll receive an email from Insured giving you access to the “Les assurés” personal space, GDC’s trusted partner for claims management if needed.

Can the guarantee be cancelled during the lease?
You can withdraw within 14 days of subscribing to the GDC Rent Guarantee Insurance by contacting [email protected]. After this period, if you wish to cancel the insurance, simply contact our Happiness team at the same address ([email protected]). You will receive confirmation, and coverage will end on the requested date.
Please remember to start this process if your tenant moves out, as their departure automatically ends the Rent Guarantee Insurance. You may also be eligible for a refund of any premiums paid after the tenant’s departure date.
The payment didn't go through. Am I still covered?
Please contact our Happiness team as soon as possible to resolve the issue. If the payment fails and no action is taken promptly, your Gens de Confiance Rent Guarantee Insurance will be canceled, and you will no longer be covered.
